Verve Executive Stays provides vacation rental management and related services. Verve manages vacation rental properties on behalf of property owners and facilitates reservations for guests.

Our general website, www.verveexecutivestays.com, provides information about Verve and properties we manage. Direct reservations are processed through our third-party booking engine HolidayFuture.

2. Property Information and Availability

We make reasonable efforts to ensure that property descriptions, photographs, amenities, availability, rates, and other information displayed on our websites are accurate and current.

However, information may change, and occasional errors may occur. Property furnishings, décor, amenities, or other features may also change over time.

Availability and pricing are not guaranteed until a reservation has been confirmed.

If we discover a material error affecting a reservation, we will contact the guest and address the issue in accordance with the applicable reservation agreement and law.

3. Reservations

Submitting a booking request does not necessarily guarantee a reservation. Reservations are subject to availability, payment, guest verification, applicable property requirements, and confirmation by Verve.

Each confirmed reservation is also governed by the **rental agreement, cancellation policy, house rules, and other terms presented in connection with that reservation**.

If there is a conflict between these website Terms and the terms of a specific confirmed rental agreement, the rental agreement will control with respect to that reservation.

4. Payments

Reservation payments are processed through our booking and payment service providers, including Hostaway and Stripe.

Guests agree to provide accurate and authorized payment information and to pay all charges disclosed and agreed to in connection with their reservation.

Pricing, fees, taxes, deposits, payment schedules, refunds, and cancellation terms applicable to a particular reservation will be disclosed during the booking process or in the applicable rental agreement.

5. Guest Information and Verification

Guests must provide accurate information when making an inquiry or reservation.

We may require identity verification or additional information before confirming or maintaining a reservation. Reservations may be declined or canceled where permitted by the applicable rental agreement or law if required information is materially inaccurate, fraudulent, or cannot reasonably be verified.

6. Cancellations and Refunds

Cancellation and refund terms vary by reservation and property.

The cancellation policy presented during the booking process and incorporated into the applicable rental agreement governs the reservation.

This provision does not alter any rights or obligations contained in a separate rental or property management agreement.
